Terms and Conditions

Travel Details: An email containing check-in information and driving directions will be sent in advance of your stay. Check-in is 4pm and Check-out is 11am. Oftentimes, guests check out and new guests check in on the same day and the housekeeping staff need every minute to prepare the property for the next guests. It is for this reason that unless approval and/or applicable payment has been pre-arranged, the Guest agrees to pay a fee of $25 per every half-hour prior to check-in and post check-out.

Occupancy: The Vacation Rental shall not be used at any time by more people then the number you listed on your reservation. This applies to day visitors and children as well. Unless otherwise approved by the Owner, occupancy over the number indicated on your reservation may result in eviction and forfeiture of amounts paid. All guests under 21 years of age must be accompanied by a parent or legal guardian.

Housekeeping: Guests are expected to treat the Vacation Rental with respect, keeping in mind that this is an individual’s home, not a hotel room. Guests will leave the Vacation Rental in the same general condition as existed prior to the Rental Term by making sure dishes are cleaned, appliances left clean, perishable food items removed from the refrigerator, diapers disposed of, and all items and furniture returned to their original location. If additional cleaning/re-organizing is required due to this disregard, Guest will be charged $25 per every half-hour.

Pets: No pets allowed. If you bring a pet into a property there will be a minimum of a $1,000 cleaning fee and having a pet is cause for eviction without refund.

Smoking: All properties are non-smoking. If you smoke in a property, there will be a minimum $1,000 cleaning fee.

Fireworks: No fireworks allowed.

Noise: Guest acknowledges that Property is located in a residential neighborhood and agrees to comply with quiet hours which requires a respectable noise level after 9:00pm and before 8:00am.

Events: Events may be allowed with prior written approval. Using the property for an event or any other acts which interferes with neighbors’ right to quiet enjoyment of their property will result in immediate removal of all guests. If, law enforcement is notified due to disturbances emanating from the Property, will be a $250 charge.

Yard Care: Lawn mowing is on a regular weekly schedule, including the use of a blower and a weed whacker. If you have noise-sensitivity issues, please let us know in advance of your arrival. Select Properties are on an automatic watering system. Please do not adjust any systems unless requested to do so by Owner.

Cancellations: Your reservation is an agreement to stay at our Vacation Rental on the date you have selected, which means we don’t allow other potential guests to book it during that time. 100% refund for cancellations more than 60 days before check-in date. 50% refund for cancellations more than 30 days before check-in date. We strongly recommend purchasing trip insurance as an option for worry free cancellation.

Damage: The Owner cares very much about their Vacation Rental and strives to keep it in excellent condition. If Guests notice any problems or maintenance issues, please notify us immediately. Guests are liable for any damage to the Vacation Rental and must notify us if something was broken so an insurance claim can be processed. The $15/$25/$50 Damage Insurance fee is required and covers unintentional damages to the Vacation Rental that may occur during your stay, provided damages are disclosed to Owner prior to check-out. The policy will pay a maximum benefit of $500/$1500/$3,000. By submitting payment for this plan, you authorize and request Travel Guard AIG to reimburse Owner for replacement costs/repairs. Guest will be charged for the cost of repairing any damage to the property not covered by the insurance policy, including but not limited to missing items, excess cleaning, replacement or re-keying of locks, lock boxes, or garage door openers, or any other damage resultant of violations of this Rental Agreement. Guest grants Owner the right to bill any such additional charges and assumes responsibility to pay this charge.

Security: When you rent our Vacation Rental, you assume responsibility for it and its contents, as well as any of your personal property in the property during your stay. Always lock the doors and windows when you leave and leave outside lights on. Lost or missing keys, and garage door openers will result in replacement fees ranging from $50-$100 per item. The key codes are changed on a regular basis for security.

Risks/Safety: Children are welcome; however, there may be conditions in and around the property that may pose hazards to them, as well as to adults. Children must be supervised at all times. Guest agrees to indemnify and hold harmless the Owner, for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage, loss of personal belongings or theft of property which is made, incurred or sustained by you and/or anyone you invite to use the Vacation Rental as your guest.
